Ten years, self-sponsored, no employer needed, family included, no 6-month-absence rule — the golden visa deserves its demand. What it doesn't deserve is the myth-making around eligibility, which is written down and checkable.
The UAE Golden Visa is a 10-year, self-sponsored residence permit — no employer, no local sponsor, family included, and no rule cancelling it after six months abroad. The common gates are AED 2M in property, approved investments, and salaried specialists in medicine, engineering, science and IT. Government issuance runs roughly AED 3,000–5,000; the qualifying asset is the real spend. In our practice running our own UAE entity under the same residency rules, most 'golden visa' problems are eligibility mismatches, not paperwork.
The golden visa is a nomination system with written entry gates, not a single price. The real-estate route is the one most searches mean: property worth AED 2M+, completed or qualifying off-plan from an approved developer, with mortgaged property counting once the bank confirms the paid-in threshold. The investor route rewards approved investments or deposits on the current federal schedule. Skilled professionals — doctors, engineers, scientists, IT and other listed specialisms — qualify on an attested degree, a valid contract and salary at a qualifying level, commonly cited around AED 30,000/month. Entrepreneurs, outstanding students, and recognised talents in science and the arts each have their own gate.
Every route is approved on a document trail — title deed or bank letters, attested qualifications, salary certificates, contracts, project approvals — and on nothing else. The nomination is granted on evidence, which is the good news: if you genuinely meet a written threshold, no amount of agency theatre is required to pass, and none of it will pass you if you do not.
| Route | Core requirement (commonly cited) |
|---|---|
| Real estate | Property worth AED 2M+ — completed or qualifying off-plan; mortgaged counts once the bank confirms the paid threshold. |
| Investor / public investment | Approved investment or deposit on the current schedule; an AED 2M investment-fund unit is the figure most often quoted. |
| Skilled professionals | Attested degree, valid employment contract and salary at a qualifying level — commonly cited around AED 30,000/month. |
| Entrepreneurs | An approved economic project of a technical or future-oriented nature (commonly cited around AED 500,000) or accredited-incubator backing. |
| Talents, students, others | Scientists, creatives, outstanding students and top graduates nominated on recognised achievement. |
Government issuance for a typical 10-year golden visa runs roughly AED 3,000–5,000, plus the standard medical fitness test and Emirates ID. That is the state's price. The real money sits in the qualifying asset itself — the AED 2M property, the approved investment, the salaried role — which you would be holding for its own reasons, not buying as a visa.
This is where the market misleads. Anyone quoting five-figure 'processing' or 'guarantee' fees is charging for the myth around the visa, not the mechanics of it. There is no premium tier that changes a written eligibility rule. Before you commit, it is worth modelling the full number — asset, government fees, medical, Emirates ID, family add-ons — against your actual plan; our visa-cost calculator lays the line items out honestly.
Issuance runs through the federal authority (ICP) and the local residency directorate — GDRFA in Dubai — depending on where you apply. The sequence is familiar: nomination or eligibility check, entry permit or status change, the medical fitness test, biometrics and Emirates ID, then the visa stamp. With a clean, complete file the whole thing is typically a matter of weeks, not months.
The delays that do happen are almost always document delays: an unattested degree, a title deed that does not yet meet the threshold, a salary certificate that does not match the contract. We assemble and pre-check the file against current practice before anything is submitted, because a rejected nomination costs more time than a careful week up front ever does.
A golden visa answers the residency question — the legal right to live in the UAE for a decade, renewable, without an employer or a six-month clock. It does not, by itself, answer the tax question.
If your goal is to become UAE tax-resident and obtain a Tax Residency Certificate, that runs on its own tests — days physically present, a permanent home, the centre of your financial and personal interests — and it is worth planning deliberately. See our tax residency analysis and treat the visa and the certificate as two linked but separate projects.
A golden-visa holder self-sponsors and can then sponsor a spouse, children with no age cap under current practice, parents in many cases, and domestic staff — family files run in parallel once your own visa is stamped, on the standard income and housing evidence.
The absence rule is the quietly valuable part. A normal UAE residence visa lapses after roughly six continuous months outside the country; the golden visa carries no minimum-stay condition and survives even the closure of the company that first brought you here. For founders who travel, or who want a durable base that does not punish a long stint abroad, that single difference is often the whole reason to hold it.
The golden visa is not always the right first move. If you own a UAE company, the 2-year investor visa is cheaper and renews as long as the licence lives — plenty of founders operate on it for years before a golden-visa asset makes sense on its own merits. Salaried professionals abroad, or self-employed people who do not meet a specialist gate, often fit the green visa better.
We run our own entity under the same residency rules we advise on, so the honest version is this: buy the golden visa when you genuinely meet a route and want the decade of stability, not because someone sold it as an upgrade to residency you already have. If a cheaper route does the same job, we will say so first.
